Federal Government Resources

HUD-approved housing counseling

  • Purpose: HUD-approved housing counselors offer free or low-cost foreclosure prevention counseling nationwide.
  • Assistance Provided: Counselors help homeowners understand the law and their options, organize finances, create a budget, explore alternatives to foreclosure (like loan modifications, forbearance, or repayment plans), communicate with lenders/servicers, and navigate the application process for assistance programs.
  • Finding a Counselor: Use the Consumer Financial Protection Bureau’s “Find a Counselor” tool or call the HOPE Hotline at (888) 995-HOPE (4673). 

Options for FHA-insured loans

  • Federal Housing Administration (FHA): FHA offers loss mitigation programs and resources for FHA-insured homeowners facing financial hardship or unemployment.
  • Options Include: Informal or Formal Forbearance Plans, Special Forbearance (SFB)-Unemployment, COVID-19 Recovery Modification, and more.
  • Contact: The FHA National Servicing Center at (877) 622-8525 or the FHA Outreach Center at (800) CALL FHA (800-225-5342). 

VA help to avoid foreclosure

  • For Veterans: If you have a VA-insured loan and are struggling, visit the VA Foreclosure Alternatives page or call a VA loan technician at 877-827-3702, selecting option 5.
  • Note: The VA Servicing Purchase program (VASP) ended on May 1, 2025, but if your loan was approved before that date, you may still be in the program.

(3) If you have an hoa, community board, or pud committee, they are contacted by BounceBack or your attorney for a closing package so bounceback can operate the property DURING YOUR PROGRAM.

(2) The amount of cash advanced, if any, is dependent on the appraised value of your home and the agreed to debts that need to be paid off. In many instances BounceBack is unable to advance any cash at closing. For example, if total paid off debt at closing is greater than 60% of appraised value, we will not be able to advance any cash.

(1) Estimated Net Equity is the estimated net value based on the current appraisal, less your mortgage payoff and other agreed-upon debts, your cash-upfront payout, and BounceBack’s fees, related financing costs, transaction costs, and closing costs, all of which are subject to changes in the home’s value. For example, if the home’s value decreases due to market conditions or failure to properly maintain the property, the estimated net equity will decrease. The estimated net equity also assumes that you make all required contractual rental payments. If you fail to make any rental payments, your estimated net equity will decrease.
